§ 395-53. Zoning compliance.

All mobile home parks shall comply will all the requirements for mobile home parks as may be listed in Chapter 450, Zoning, of the Code of the Borough of Walnutport.A.Mobile homes shall be a transportable, single-family dwelling intended for permanent occupancy, contained in one unit or in two or more units designed to be joined into one integral unit capable of again being separated for repeated towing, which arrives at a site complete and ready for occupancy except for minor and incidental unpacking and assembly operations, and constructed so that it may be used without a permanent foundation, and shall be permitted within all zones where single-family detached dwellings are permitted, whether by right, special exception, or conditional use;B.If a mobile home is placed on a permanent foundation, the entire perimeter of the foundation may be enclosed with a skirt of weatherproof material or permanent sheathing. The wheels and axles may be removed. If the trailer is equipped with a removable hitch, the hitch may also be removed. If the hitch is not of a removable type, then it may be boxed in with the same type of material utilized for the skirting;C.Water and sewage shall be installed and maintained in accordance with Borough, commonwealth, and federal specifications;D.The lot upon which a mobile home is installed shall meet the same minimum area, width, yard, and other requirements for a single-family detached dwelling within the specific zoning district and for the type of utility service provided; andE.The minimum habitable area of each mobile home shall comply with the requirements of Chapter 450, Zoning.
